IMPORTANT INFORMATION:

 

1. Guests are required to provide a $500 Security Deposit Hold within 48 hours of booking.

 

2. A separate Rental Application must be submitted to the Big Bass Lake Community Association (BBLCA). Please refer to the details below.

 

3. We welcome well-behaved dogs with prior approval, with a fee of $100 per pet. Up to 2 dogs are allowed.

 

BIG BASS LAKE COMMUNITY ASSOCIATION RULES:

 

- BBLCA requires a Rental Application to be submitted at least 3 business days before arrival, along with a $50 Rental Application Fee (included in the nightly rate at this time!).

 

- Late submission or last-minute reservations will incur a $50 late fee, which is the responsibility of the guest.

 

- Any changes to the submitted application will incur late fees, processing fees, and additional change fees, and must be confirmed before arrival, or guests will be turned away at security!

 

- All adult guests must review and comply with the Rules & Regulations, which will be emailed upon booking. Guests will be held solely responsible for any fines or violations of these rules.

 

- Amenities passes are required to access BBLCA's amenities for all.

For outdoor enthusiasts, Gouldsboro State Park is conveniently located just 2 miles away from the property. This pristine park offers a variety of recreational activities and opportunities to connect with the great outdoors. Additionally, Tobyhanna State Park is a mere 15-minute drive, providing even more options for outdoor adventures and enjoyment.

 

At The Luxe Poconos, you'll have the perfect blend of a luxurious retreat and access to stunning natural surroundings, ensuring a memorable and fulfilling stay.

 

A car is necessary for getting around the Big Bass Lake Community and surrounding neighborhood of Gouldsboro.  There is parking in the driveway of the property.  Parking on the street is prohibited by BBLCA.

 

We are located in a quiet residential community and, although this is a vacation destination, it is considered home to many people. As such we ask that you respect their privacy and their right to peace and quiet. Noise should be kept to a minimum between the hours of 10pm and 7am.

 

Well behaved dogs with prior approval only. There is a $100 per pet fee with up to 2 dogs allowed. There is a penalty fee for unapproved pets. No pets on furniture. Please pick up after your pet. The dog(s) must remain with their owners at all times and is not to be left alone in the home.

 

Size Restrictions:

Guests: between 1 and 12 allowed

Adults: maximum of 8 allowed

Children: maximum of 8 allowed

 

Guests over the maximum allowed requires an additional $50 PER PERSON to be paid at the time of reservation.
